Terms of Service

1. The Service

ExSuites is an online marketplace where property owners, suite operators, brokers, and landlords ("Listers") advertise office space, and prospective tenants ("Tenants") browse listings and send inquiries. ExSuites is an advertising platform only: we are not a party to any lease, sublease, license, or other agreement formed between Listers and Tenants, and we do not act as a broker for transactions on the platform.

2. Accounts

You must provide accurate information when creating an account and keep your credentials secure. You are responsible for all activity under your account. We may suspend or terminate accounts that violate these Terms.

3. Listings and content

Listers are solely responsible for the accuracy, legality, and completeness of their listings, including their authority to offer the space (such as landlord consent to sublease). Every listing is reviewed before it goes live; we may reject or remove any listing at our discretion. See the Listing Terms for full listing rules.

By posting content you grant us a worldwide, non-exclusive, royalty-free license to host, display, and promote that content in connection with operating and marketing the Service.

4. Payments

Paid features (subscriptions, single listings, featured placements) are billed through Stripe. Prices are shown before tax. Subscriptions renew automatically until canceled; you can cancel anytime from your billing dashboard and keep access through the end of the paid period. See the Refund Policy for refund terms.

5. Prohibited conduct

You may not post false or misleading listings, discriminatory content, or content you lack rights to; scrape or harvest data from the Service; interfere with the Service's operation; circumvent fees; or use the Service for any unlawful purpose, including violations of fair-housing or anti-discrimination laws.

6. Disclaimers

The Service is provided "as is" without warranties of any kind. We do not verify the condition, legality, zoning, or suitability of any space, and we make no guarantee that a listing will produce inquiries or that any tenancy will be formed. Always inspect a space and review agreements (ideally with your own counsel) before signing.

7. Limitation of liability

To the maximum extent permitted by law, Milvado Realty LLC will not be liable for indirect, incidental, special, consequential, or punitive damages, or for any dispute between Listers and Tenants. Our total liability for any claim relating to the Service is limited to the amounts you paid us in the twelve months before the claim arose.

8. Termination

You may close your account at any time. We may suspend or terminate access for violation of these Terms. Sections that by their nature should survive termination (including content licenses, disclaimers, and limitations of liability) survive.

9. Governing law

These Terms are governed by the laws of the State of Nevada, without regard to conflict-of-law rules. Venue for any dispute lies in the state or federal courts located in Clark County, Nevada.

10. Changes

We may update these Terms from time to time. Material changes will be announced on the Service or by email; continued use after changes take effect constitutes acceptance.
