Listing Terms

These Listing Terms apply to everyone who publishes a listing on ExSuites.com and supplement our Terms of Service.
1. Authority to list
You must own the space, manage it, or otherwise have written authority to advertise it — including, for subleases, any consent your lease requires from your landlord. Brokers and agents must hold any license their jurisdiction requires for the activity they perform.
2. Accuracy
Listings must describe a real, currently available space at the stated address, with truthful pricing, square footage, photos of the actual space, and amenities that actually exist. Update or deactivate your listing promptly when availability changes.
3. Review and moderation
Every listing is reviewed before publication and may be rejected or removed for inaccuracy, prohibited content, suspected fraud, or violation of these terms. Rejection reasons are sent to you by email so you can fix and resubmit. We may also edit obvious formatting problems without changing meaning.
4. Fair housing and non-discrimination
Listings and lister conduct must comply with all applicable fair-housing and anti-discrimination laws. Listings may not express preferences or limitations based on race, color, religion, sex, disability, familial status, national origin, or any other protected class. See our Fair Housing Statement.
5. Paid placement and duration
Single-listing purchases keep one listing live for 60 days from approval. Subscription listings remain live while your subscription is active (with a short grace period after a failed payment). Featured placements run for 7 days per purchase. Expired listings are hidden automatically and can be renewed from your dashboard.
6. Leads
Tenant inquiries are delivered to you directly and are free. You agree to use inquiry contact details only to respond to that inquiry — not for unrelated marketing — and to respond honestly about availability.
7. Our role
ExSuites advertises space; it does not broker transactions, verify tenants, or guarantee outcomes. Any lease or license you sign is solely between you and the tenant.
